HelloThe closing cost credit is usually granted to the buyer as a bargaining tool during its inspection period. Try not to offer it upfront until you necessary need it to "keep the buyer" under contract and maintain your net proceeds. If you already offered it, they can use it as they please and its credited to them at closing as part of their closing costs if they are obtaining a loan. If they are cash, they can use as they please.
