Please be sure to use a Realtor when leasing in South Florida. They should be using the newest version of the FAR lease (July 2010) to write your contract. It is not advisable work out a "deal" with the landlord directly.

In the State of Florida, the landlord/owner typically pays property taxes and insurance, but this is negotiated in your lease. If you are dealing directly with the landlord and not a management company, read the lease carefully or have it reviewed by a Real Estate attorney.

The property owner normally pays the property tax. When you are negotiating the property, make sure you read the documents carefully so you can see that it is not included.
