If I rent an apartment in Miami who pays the property tax?

Profile picture for ks25
If I rent an apartment in Miami and the rent is listed for 2,000 USD per month and the property tax is about 6,000 per year, who pay this tax? Do I pay for this on top of the monthly rent or does the landlord pay.
also what other bills and taxes should I expect to pay?

Thanks

The landlord usually pays the property taxes and maintenance fees.  Many condos have water included.  Expect to pay for electric for sure.

Please be sure to use a Realtor when leasing in South Florida.  They should be using the newest version of the FAR lease (July 2010) to write your contract.  It is not advisable work out a "deal" with the landlord directly.

This new contract to lease is very comprehensive and spells out every aspect of who is responsible for costs and maintenance at all levels.

In the State of Florida, the landlord/owner typically pays property taxes and insurance, but this is negotiated in your lease.  If you are dealing directly with the landlord and not a management company, read the lease carefully or have it reviewed by a Real Estate attorney.

If your lease is short-term, or less than six months, you must pay dicretionary sales tax of 6%.

Any other inclusions or exclusions are on a case-by-case basis.

The landlord typically pays the taxes, but the tenant may be required to pay the condo maintanence fee if included in the lease.

In addition, you will probably pay your own electricity, water and gas if any,

The property owner normally pays the property tax.   When you are negotiating the property, make sure you read the documents carefully so you can see that it is not included.
