If I replace the VCT floor in my kitchen with a decent tile, will I get my $ back when i sell?

Well, I must say, that if your kitchen floor is dated, probably the rest of the house might need work. Updating a kitchen is a great way to attract new buyers, people love kitchens and if the kitchen is beautiful most likely they will compromise in other areas of the house that,  may also need work. Just replacing the kitchen floor may not bring the price of the house significantly high,  but it will probably make it more attractive to buyers. I wouldnt expect the tile to raise the selling price.

You  probably have heard that the three most important attributes of real estate are location, location, location.  Actually it probably should be location, location, price.  In other words if the house is where the buyer wants it and the price is correct it will sell.

If it looks good it tends to sell for more and faster.  If it does not look good the other applies.

Great looking bathrooms and kitchens tend to make a lot of sales.  Stats show that they are projects that pay a return.

Selling a lot of investment properties I have found that fresh paint, new carpet, updated kitchens and bathrooms bring dividends.  If you are handy Home Depot sells some cheap decent looking kitchens and baths.

Updating the floors, is a great way to move a home quickly, and in today's market a relatively outdate floor like VCT can be a big distractor when a buyer is looking at your home.  With that said, be aware that if you decide to install tile...and the potential buyer doesn't believe it represents a significant upgrade, it will be a big investment for them to have it removed and a new floor installed. 

I would certainly strongly consider updating the floors, but you might talk to your realtor about whether you should consider offering a flooring allowance and allowing the buyer to make the product choice.

There are few home remodeling projects that guarantee you get your money out, but if you have DYI skills and do a superb job the probability increases.  
If you are thinking of putting the house on the market and the kitchen floor is an eyesore, you may need to do this just to get any interest.   Often one pays a substantial penalty upon sale if the purchasers see things that need substantial repair.

do it yourself and you will definitely get your money out.  Make sure there isn't a ton of flooring on the joists first.  You can strip off the vinyl or not and apply backerboard.  Sink a rock on screw through each little screw indentation in the backer.  If the floor is super deflective or wavy I like to use smaller tiles also small tiles in bathrooms are great for going around all the pipes etc.  Use the right size notch trowel as indicated by thinset and size of tile and buy a 80$ wet saw and then sell it again.  Maybe a five hundred dollar project if your kitchen is normal sized.

It depends on the cost of the project and the price of your house. If the floor is not very dated, you may not see your money out. How much is your estimated house value now and how much would it cost to do the tilework? Are you at the top of your price range, middle or bottom? That makes a difference if you will get your money back too.
