Actually, true market value is what someone is willing to pay for the home, based on the sold comps in it's subdivision with similar amentites, finish-out, lot size, etc...

In Texas a Zestimate is not as accurate as it is in other parts of the country because Zillow has limited access to information about other sales in the area.  A true market value is really based on your perspective.

As a Seller you would have one value, while a Buyer, appraiser, lenders may all have different values.  In the end it is what everyone agrees on together.
