Tax appraisals and market value can be two totally different figures. My best advice to you would to be let a licensed real estate agent do a CMA for you. They would have the most up to date info.

sell it for 85-90k, cuz ppl will always negotiate.
if u sell for 85-90k, they'll try to knock 10k (approx. 10%) off, so u'll end up selling it 80k, wich is 3k above the appraised value.

Tax appraisals and sale values are often miles and miles apart. If you want to know the possible sales price, get a CMA done (or two or three)

Hi, Lisa-
County Assessors in my state are required to physically "re-assess" each piece of property in their county, at least once every 5 years. Depending on when that was last done on your property, that could lead to some really "stale" assessed values...
There is no magic formula to use with your assessed value to determine a realistic "sales price". Your best bet is to interview more than one real estate agent, asking them for a free market analysis of your property. You should get good information on the market that you are going to enter.
Who knows? You may decide to list your home with a real estate agent after all...
