If you are doing the refinance prior to the divorce closing in TN he will have to sign a few documents at closing. You can have him sign the quit claim at the same time

Refinance is the best way to get him off the loan, then title can be quit-claimed...

Getting him off the title should be as simple as having him sign a Quit Claim. However, as Paul, said, you will havve to refi (on your own quals) to get him off the loan.
Just as an FYI...
If I were him, I would not sign the Quit Claim until you've done the refi. No way I'd want to not have some claim but still be on the hook for the mortgage.

You will likely have to refinance and qualify on your own to get him off the current loan. At close of the refi you could scratch him off title as well (assuming he agrees/signs stuff).
