If my 3BR, 3BA home includes a 1BR-1BA rental inlaw unit, how do I factor that into the estimate?

If my 3BR, 3BA Fairfax home includes a 1BR-1BA rental inlaw unit, such that the main house is 2BR-2BA, + the inlaw unit, how do I factor that into the estimate? Would it add or subtract value?

It depends upon your zoning and if the "granny unit" is permitted. If it is not permitted you cannot count it at all and it might be an issue for the buyers and their loan.
