some of the banks in Maryland have a first time buyer loan that will go down to 580; 3% down with no mortgage insurance. There's usually an income cap since they're CRA (Community Reinvestment Act) loans.

Yes - you can get a mortgage loan with a 619 credit score. FHA or possibly a local loan through a county agency. Plenty of loan possiblities.

If you have a 10% down payment, there may be some programs that will consider your lower score.  If not, perhaps understanding why it is lower, working to get it up and then purchasing would be the best course.

There may be some programs out there in your area that you could qualify for. A good rule of thumb is a 620-640 rating for an FHA. Most first time home buyer programs use that standard. Suggest you contact a reputable lender who can assist you in finding the right program for you. Good Luck!
