If you are renting/leasing, you are obligated to pay whomever you signed the lease with. If the property transfers ownership, the lease would most likely transfer to the new owner, also. However, it should be up to the lessors to inform you where to send the rents.

If you are referencing someone that bought the property at a Trustee auction, then the answer is that they do have ownership rights to the property, whether they record anything at the County or not. That just makes in public record. If you have specific legal questions, I always suggest you speak to an attorney. PM me if you would like the name of a few real estate specific attorneys.
