If the land/mobile home are privately owned, who would I talk to about financing it?

My mom owns both the property/mobile home. It's a 24 x 60, I think a '79 or '78. She wants to sell it next year (June 2012, when my middle son graduates) I'm interested in buying it, but have been told that I would need a minimum of $30,000 down payment because of it being a mobile home. (also FHA will have a harder time financing it because it's a mobile home) The mobile I'm guessing isn't worth anything, it's the property it's sitting on. When I looked it up on zillow, it says it's worth about $150,000. But I don't know how accurate zillow is at guesstimating property. I've also looked at 5th wheel/toy haulers and park models. To just buy one of those and put it in a park. I'm just a single mom with only one income, never bought anything BIG like this before, so I have no clue what I'm doing, how much I can even afford monthly. My credit score is around 748. (I bought a jeep last June and thats what it was in June 2010.) My kids and I have been staying here, but I'm going to lose the roof over our heads if I don't figure out something soon. I'm open to any and all suggestions. If you want to see what I'm talking about and look it up on zillow, be my guest, I don't know if it would help or not though. The address is

there are lenders that will do FHA loans on mobile homes that pass foundation/structural inspection but mostly these are doublewides and not that old.    On those loans you typically need to put 3.5% down. 

Your credit score is good, but the home is old.  talk with a lender directly about it if you want to buy that.  I also don't recommend getting a mobile if you are plannign to sell it someday as they are hard to resell but if you plan to stay in it until it's not liveable and you have  a plan for the land after that..(build etc) then go for it.
that seems like a LOT of money for an old mobile home unless there is a lot of land there too.  I'd get a CMA (not a zestimate) from someone local on that.  and I'd talk with a local lender about how they can help.  
maybe you can even work something out with your mom...where there is a a payment to her through the bank ...

I would suggest that you not buy a mobile home. You already know it is more difficult than buying a stick built home. Lenders have been tightening or eliminating mobile programs for years.  In the future it may become even harder. Do you really want to buy something that you will have a very hard time selling in the future?
