If this house is estimated at 135,000 why is the owner selling it for 154k? is that overpriced ?

i think that the owner should be notified somehow that he is asking to much for his property. i think he has grossly overprised it and it should be the realtors obligation to inform him of that. am i wrong? thank you

It's the responsibility of the real estate agent to educate the seller on what the value of the home is.  Ultimately, it is the seller who sets the price.  The way to tell if it is overpriced is if it doesn't sell.  Overpriced homes are the homes that sit on the market and stagnate.

If you look at the "range" feature, it is in the ballpark (the top is +/-158k in ZIllow's computer opinion). It may have a top of the line remodel. Also, the zestimate is likely to fluctuate more than the listing price, while being impacted by distressed property sales if that is all there is for comparables.
