When I used to hire 'great agents' it was how savvy they were, what their negotiating skills were like and also how 'protected' I felt by them.

Its all about results in your given area..
Look for yard signs, Talk to neighbors and check Zillow reviews in your town or zipcode.  Always speak to 3 agents before deciding on one for you.

You want to hire an agent that will work hard for YOU, go the extra mile for YOU, and do everything they can to get your house sold, for YOU.  You want an agent who is familiar with your area and therefore will price the house right.  Depending on your circumstances, if you need to do a short sale, you'll want an agent with experience in that area.  Ask about the agents' success rate.  It's one thing to list a house, another to actually sell it.  Good luck!

Most of my clients have hired me because of reviews and their ability to speak with previous clients of mine or from referrals. I think that is probably the best route to go.

As an agent, the best thing you can do for your seller in today's market is to have a strategic plan that ensures they are proactive in preparing their home for SOLD, thoroughly educated on the current market & helping them plan for what may happen in the "future" market (during listing time). When I go into a home that's listed for sale, I can almost instantly tell which sellers have a thorough plan. Those that do not have a plan, they end up on the market for substantially longer and most don't ever reach SOLD.
