I totally agree. We need to have something that works for today but we need to see what is being done technology wise as well as Real Estate trends. The choice is stay up with things or be left behind.

Absolutely, Jerry! We always have to be 'thinking ahead' or we'll quickly be left behind! The mobile apps are very popular for us. We track our links and mobile is really gaining popularity. Always tweaking our sites--it's a never-ending job, isn't it?!

Great question but I think the answer has to be geared to the future. More and more people are using their phones (especially iphone and android) to look at homes. Some will also get an ipad type device, so it needs to be something easy to use on those. Many have apps already but I think they need to tweaked still and have it very easy to do everything from setting up showings to getting housing stats. My opinion is that PC use will drop as the others rise.

Thanks for stopping by and taking the time to comment. I too have favorite 'portions' of all of the sites that my clients utilize in their home searches. I would love to have one that had everything that they need. For instance--I love the listings on Realtor.com but, they're out-dated a good portion of the time. I love the maps, ease of home search, homeownership and demographic information on Zillow but, have never been crazy about the Zestimates because of the confusion that it causes some buyers and sellers. Trulia's consumer Q&A gets alot of attention and agents flock there to be the 'most helpful' to a customer-in-need!

Give me realtor.com's listings. They have the most complete up to date listings available but a horrible website. Then let me search with a non-flash based interface. I want to be able to search by city, within x many miles of that city, by state and even nationwide. DO not limit my ability to search for what I want if my reach is very wide. I then want to be able to specify things like minimum acres (more than 20) and pond, spring, lake, creek etc.
Do not make me sign up to look at the listings. Give me real addresses up front. Show floorplans and plats giving dimensions for both. List any problems. Needs TLC means nothing. It could be the paint is peeling or the house is ready to fall into the cellar.
That is a good start. Sadly, it will never happen. Not enough agents would do what is necessary to make it happen.

Most people want the ability to search for homes, and any website that makes it easy for the consumer to find what they want will have a lot of repeat customers. It helps if it looks good, but being user friendly is the most important thing

The most important thing to me is ease of use, if it's not easy and takes up a lot of time I probably won't use it.

I like the local trend info, the down-loadable data, the Z-estimates, the sorting features Zillow recently removed, the list display mode for the search results that Zillow recently removed, the trend charts, the references to birds eye views, street views, local amenties & walks score... I also like the mortgage calculations on each home details page, and the ZMM median quote trend data.
What is missing is primarily keyboard access for the blind, and gif & jpg substitutions for the flash images when flash is not available, and alt-text on all images for the blind. I would also like to see more floor plan images and have sound files associated with each property.
I find most of the other Real Estate websites "worthless", especially "Realtor.com". I sometimes get additional estimates from sites like Cyberhomes.com, but I find that site too slow, and it doesn't even attempt to create estimates for the higher value homes.
What I could do without is Realtors® stating why they think a person needs to buy, plagiarism by Realtors®, and the hundreds of NAR talking points.
