If you had $320 to spend on home, where would you spend it?

We have no kids and want a newer home in a gated community central to shops and entertainment. New to Orlando and want to know if this exists at this price point?

The thing most new comers discover about Orlando is that there really is no such thing as central.  Orlando itself is relatively small only 250,000 out of a total metro of 2 million. This results in lots of "centers". I'd check out the Dr. Phillips and Windermere area which is to the north of Disney and the west of Universal and has a ton of shopping and dining options.

There are several newer gated communites in the Winter Garden area which is located within 20 minutes to Downtown Orlando and Theme Parks.  There is also lots of new growth in the Winter Garden area which features one of the largest outdoor shopping centers with great restraunt choices.  You will have some good options to choose from with your price range at this time.  Try not to wait too long-home prices are increasing quickly in our market which will decrease your choices of gated communites.

I am pretty sure you would find something that would appeal to you with this price limitation.
Just because you want Gated and newer, it rules out Downtown, except maybe South Downtown, depending on how "newer" you wanted to keep it.

I would ask you to define your meaning of "gated". Do you want a person checking ID's or do you want a gate with an arm that slows people down?

Do you have a job that you want to stay convenient to?
Are you wanting a pool or the ability to add a pool in the future?
Do you have a preference towards 1 story or 2 story?
What do you consider newer?
Could newer include a recently updated home, or do you want a newer neighborhood as well?
What is your time frame for purchasing? Are you renting now?
What is your estimated time frame you might live in the home?

Would you consider doing some updates / repairs to the home, or are you looking at something 95% move in ready?

I could do quite a bit with your budget, and very likely not max that budget out depending on your answers above.. As could other agents... but if you were simply looking for an answer to your question.....

Yes, what you have asked for does exist at your price point... but based on additional needed information we would need more info before we suggested areas that you might consider.

Windermere-new construction. Do not go to new construction without a realtor.

There are also pockets of many communities that may suit depending upon your lifestyle.

$320 will buy some decent new tents and camping equipment, making it one of the best summers ever. Florida has great gated State Parks.

I hope you mean $320,000 and not just $320.
