Frequently having your home inspected and making any repairs before it goes on the market can be the best thing a seller can do. Buyers are impressed and will sometimes accept it and not do their own inspection. Of course you'll have to disclose any defects in the inspection report and either fix the defect or adjust the price. But it gives the buyer some peace of mind.

I have over 16 years of experience and I agree with the two Realtors above. It is up to the buyer if they want an inspection (which I always recommend.) But there have been times where the buyers were simply in a time crunch and chose to bypass it!

Also, I would consult a lawyer in your state as to what MUST be disclosed on your seller disclosure. Don't leave anything out you know about or you could be held liable. Again check with a lawyer in your state though.

It is a rare buyer who won't want a home inspection.    If there is something you think won't pass inspection, declare it up front and price accordingly.

As sellers we've always paid for an inspection before putting it on the market (and made repairs) so we don't have ugly surprises.  If the buyer wants to use our inspection, they can, but we encourage them to do their own.

The home inspection is up to the buyer.  If the buyer wants an inspection, they will include that contingency in the purchase contract.  If there is a reason you don't want your house inspected, you might want to look into correcting any problems as soon as possible.  If the buyers inspector finds a problem, you will have a certain amount of time to correct the problem or the deal could fall through.  Best of luck...
