If the seller didn't lower the list price any in 2 years, it is quite likely that they seller is in no hurry to move, and has no intention to lower the asking price for a lot longer.

Of course you can "ask", but I would not at all be surprised if you get no counter offer and no response.

I suppose the mortgage debt is too high in in comparison to market value. If they lower the price it might turn into a short sale.

If it has been on the market for two years, the seller may need what the list price is.  Everything is negotiable, but working together on something is easier then fighting through it.

First I would want to know why the home has been on the market 2 years.  If it is overpriced then a lower offer is warranted.  If it is a short sale that the seller cannot get approval for then you will likely be wasting your time.  If it is tied up in court or probate you may have to be patient.

If the home has severe issues like mold or asbestos you may not want the home at any price.

The point is days on market are not the only reason to assume you can get it for less, do your research.

No, not at all. You never know what the seller might accept, and you sure never will if you don't ask

It is not unheard of.....first take a look at the home with a Realtor and then ask your Realtor to call the listing agent to see if there are any disclosures on the property. Take a look at the foundation etc. The sellers may have priced the house in the beginning too high...that could be another reason it has sat on the market for so long.

Hello Angelsfanforever, 
Have you spoken to Realtor to find out why the home has been on the market for 2 years .  If the home is currently still available I would have to say that someone had to offered lower by now. When you have a great idea , someone else has it too.
