A) Apparently there has been activity in Bronzeville where homes sold for more than your home creating a higher fair market value (what buyers are willing to pay).
B) Do not rely on Zestimates. Zestimates have always been a controversial issue. No one really know where they get their information from, presumably from the county recorder of deeds office.
Lastly, if you're looking to sell your home and want to sell it in the least amount for the most amount of money get yourself a sellers agent, if you haven't done so already.

Typically if recent Homes like yours have just closed higher it will impact the appraised value accordingly. The Market determines value, and the measuring stick for appraised value are like properties in the same geographic area within a recent time-frame.

If your referring to the zestimates, there is no reason really. The zestimate is so far off, its not even funny in some cases. Most people know that these are off, so I wouldnt pay much attention to it.

I do not think there are any such factors in this market. It's brutal. Do not focus on zillows estimates. They are incredibly off base, constantly changing each day and just plain wacky at times. The good thing is that no buyer ever refers them when making an offer. There are more accurate ways to determine reasonable market value. The only folks who tend to focus on them are some people trying to sell.

More likely it would be recent sales in your area that sold higher than the old price per square foot that Zillow originally had for your house. Sometimes increases can come from higher assessed values from what I have seen too.
