Thanks all..looks like I'll be hitching up my trailer and moving over to the home renovation side of Zillow's postings. It has laminate in the kitchen...BOOOoooo...and will need sprinklers installed, should be lots of fun. Oh but the poor trees! Some dope had no idea how to clip them. I have a liquidambar that has been clipped so bad it looks like a q-tip.

Very awesome. Getting fed up with the rental scene in the frontranges west of Denver is what finally galvanized me to look at buying a foreclosure fixup. Even with MIP, Hazard, and property taxes, it wound up only totalling $100 more than renting, tho there's some fix-up (new roof!) it's still a deal IMO. If it looks like it makes financial sense, this seems like a move to make!

In Escrow..
Just got the word. We had an offer accept on a bank owned property in the area we have been wanting. I am confident based on rental prices in the area and our spreadsheet calculations, that we are in fact buying at buy=rent here in Sacramento. We can afford this home easily on one income and it has a lovely sized yard that I can sink my hands into. I've had to wait out this stupid real estate bubble so long...now it's finally here. Kiss my a## landlords!!
