In searching for a new home.........

Is there a general website where we can go to list our requirements with all our local realtors (for the Syosset area only) or the type of home we want to purchase?  We are interested in normal sales as well as foreclosures.

The most exposure for any seller, whether it is a bank, a distressed seller or a regular sale is on the MLS in your area. Therefore any agent, broker or attorney who is representing bank owned or distressed properties should be listing that property on the MLS; if they aren't they are doing a disservice to their client.

Trulia and Zillow are not MLS members and therefore may not have the most current market information that is available to all MLS members (brokers and agents). If all of the data is available to all of the agents then a good agent should be able to analyze that data no matter what specific neighborhoods they usually work in.

Find a broker or agent who works in the neighborhoods that you are interested in (go to open houses and interview them, look at their online presence on Zillow, Trulia, Yelp etc.) and choose one to work with.  Their access to the MLS will be one way of gaining accurate information about new listings and the market. 

Always use a 2nd or 3rd site to search more randomly because the MLS searches are sometimes too specific. And hopefully your broker does the same thing in specific neighborhoods. If you find something that doesn't match the MLS criteria share it with your broker so that the new criteria can be added to the MLS search.

No, there is not a website as you describe.    You can set up searches for your requirements on many websites such as Zillow.   You can also interview agents to find an agent who will represent you in finding the property of your choice.  Interview carefully, don't just chose the first one to call.

I have worked with many RE Agents in my day ... tid bits of advise; #1 work with someone who LISTENS TO YOU and doesn't try to force you into neighborhoods or homes that you really don't want. #2 Make sure the agent know how to truly be a Buyers' Agent.  They will get you YOUR best price (value) for the home without reguard to the sellers' bottom line.  A Sellers' Agent gets the seller the "highest and best price" rather than getting you the "lowest and best price".  Listing agents seem to have a problem putting on a Buyers' agent hat & forget who they are supposed to be representing. Have a Buyer's Agency form signed before you go out to see any property, and be sure to discuss it completely.  The agent can then disclose information to you that otherwise is kept confidential.  I like to work with agents who are Buyers' Agents exclusively - having no listings and potential for dual agency.

I would not use Zillow or Trulia for this.  You can save searches on MLSLI.com.  You contact the individual listing agents for the homes you are interested in if you are not yet ready to work with your own buyer broker.

You can use Trulia and Zillow to search for an agent in your area.  Look for agents who are active in these sites and also have good ratings.  Once you find an agent you are comfortable with, they can help you find a great property in Syosset based on your criteria.
