Nicholas's answer is short and sweet and nails it well. I guess what I would add is be out there talking to people and try to be involved socially with people who have used you. Having a Client appreciation night or helping someone who just bought from you with their housewarming party, etc. Online reviews are great and I also beleive in getting them but meeting someone face to face and being introduced by a happy client is tough to top.

The best advice I could pass on is to watch the Real Estate show Selling LA and Selling NY on HG Tv......take note about what those agents do, how they act, etc. and make sure that you never do any of it.
Seriously though, you should find a balance between effective online social networking, modern technology, and old school networking. I've also been trying to figure out how to get Real Estate in literally every single conversation with family all the way to people in the checkout line in Target.

Allison, I think what everyone has said is great, but the key to our success has been online marketing via SSM. ( I am in no way marketing me or my company) In my home town over 40% of the population rent, and homes are very cheap. We contibute to many online REI forums giving advise, buying banner ads with the forums we hang out on, and blogging. There are many national and international investors looking for turn-key cash flowing properties in these forums. With the market conditions and available homes for sale, we are able to buy, rehab, and sell properties to investors out of state. Also, from time to time we get refferals from them and from linking our website to other sites that we are a part of. Lastly, I have spoken at our local REI club, and participated in small events that the club will hold from one time or another. I've market myself in such a way to be known to have buyers looking for property.I get calls from a few local agents and wholesalers with property for sale in the areas that I farm. I hope this helps!

I think you have to think backward, Allison, and figure out who you want to market to - as specifically as possible - and then think about ways to reach them.
