In my case there are 4 identical homes. 3 of these have relatively accurate values and one is off. After edited the entry to enter the land which was missing, the zestimate for 77 west st. actually went down - so there's something definitely off here.

Could you share with us your CMA statistics? I'd love to see the initial CMA for the last 100 (or even 25) houses you've sold and the actual sales price. Transparency in CMA values would be a fantastic thing!

To add to what Neil said . . . it's also quite wrong Zillions of times. In particular, I would say it's especially bad here in the Northeast where homes in a neighborhood vary greatly in style, size, and condition from one another. With a little searching on Zillow you can find the page that tells you about the Zestimate and there's an interesting chart detailing the accuracy (innaccuracy would be a better word) of the Zestimate.

Zestimate is just a starting point to know the home's estimated market value and not an appraisal. This is generated using Zillions of data. You might want to check the price history, tax history and the like. Just a head up, the more data that we have, the more accurate the Zestimate would be.
