Inheriting rental property

I am about to receive 3 properties from my late Brother. One is the house in which he lived, the other 2 are rentals that he owned. I wish to rent all 3 properties and utilize the value of the houses by taking out a Home Equity Loan, or, line of credit. The problem is that my personal credit will disqualify me. Is it possible to turn the rentals into a business separate from my personal finances, which would allow me to do this? I would be appreciative of any advice. Thanks.

I am sure some lenders will be in to answer your questions.

However, just food for thought. I was wondering if you had considered working on your credit to repair it. You can go to www.annualcreditreport.com and get copies of all three reports. Then you can go to www.myfico.com and educate yourself about credit (and how to fix yours). You will have the additional rental income to use to get things uprighted. You may want to consider addressing your whatever is dragging your credit down since you now have assets that people may go after. Especiallly before you consider applying for new credit, as sometimes this triggers past creditors to renew their efforts to get their money.

I personally have been astonished to see how quickly our credit scores are climbing after taking some action to fix things.

Yes,
I am working hard to make repairs. I am perfect for almost 2 years now. My problem is that a foreclosure was initiated against me exactly 24 months ago. I made good on the mortgage & have been perfect since. I am told that I am ineligible for 3-4 years now because of this.My FICO is 640 & moving up.

Regarding your questions, I would strongly urge you to contact a lender off the public boards. There are several that I know that work weekends in and around this area, you can either email me or you can go up to the Professionals tab here on Zillow and search for someone local that might be able to sit down with you and go through everything with you.
