There are about 10 factors that influence an interest rate on any given loan scenario. Most of us use pricing engines that allow us to examine rates across the board based on any set of parameters. Usually we are entertaining a 35 day lock. The based way to determine pricing is to call us and review your loan request. I am a Florida Mortgage Banker so I can only help customers in Florida.

Rates are down again today now that our legislators have (at least for the moment) put their differences aside. I saw news of 30 year rates down in the this week, because T-bills rates have gone down due to renewed confidence.

It is true that Ben Bernanke has hinted at the slow down of the government policy of purchasing American mortgage banked securities. We as lenders will transfer servicing within 7 days after closing regardless of the rate. I have a good rate lock advisory feature at my web site (not written by me) that may be of help.

Ben Bernake has stated that they are going to slow down the purchases of MBS or Mortgage Backed Securities therefore the lender's now might have to keep these loans in their portfolios for longer than originally anticipated so essentially because of that the rates have gone up to discourage people from refinancing. I believe it is really hurting our economy though. The rates affect purchases and refinances as well.

Hello Preston,

Can you please explain me why is the intrest rate chaning up & down... Is going o go down in next week or couple weeks ( possiblity?). I am in a process of buying a home but my offer is not accepted as of yet n im from 3.25% to all the way 3.75% n im confused on wht is going on
