I don't know were to look and I'm wasting my time placing bids on properties on MLS. Is there a place I can go to get an approved deal ready to close. I don't want to waste time who do I contact.

is there are reason you are using the services of a buyers agent? once again, so many trying to 'wing' it alone and you simply are loosing the bigger picture... get a good agent who 'works' and build that relationship, the information you receive is invaluable...
