You need someone to represent YOUR interest in the sales process. The listing agent is working for the seller, in this case the bank. Ask around the office, your friends and family to get an idea of who they have had experience with in the past. Interview a couple of agents, But go with your gut, not your heart.

This is a good question. While the listing agent may have more information about the seller and the bank that they are working with, they do not necessarily have your best interest at heart as they do not represent you - they represent the Seller. Any good realtor can help you negotiate the best deal and can communicate with the Listing Agent regarding the details of the short sale and provide you with regular status. You may want to find a realtor who has some experience working with short sales.
