Inventory Home Discount/Reduction

I have been looking to purchase a home for over a year.

We have just found a new build that is an INVENTORY home. It has been completed for 3 months now. Per the spec sheet it has 46k in upgrades, 7k lot premium and is listed at 291K

My question is what discount is available for a property like this?

I will be a conventional buyer with 25% down and have a pre-approval letter in hand.

I am seeing on the net between 10-20% off list price.

Every builder is different and the market is starting to tighten up which means sellers are not providing buyer incentives.  Timing is everything with homebuilders!

You can certainly have your agent present this offer to the builder.  The worst the builder can say is no.  If you really love the house and would be heartbroken if you didn't get it, then you should offer more.

Same answer to the same question you asked on Trulia, talk with the Realtor you are working with. FYI many new builds are not reducing the prices like they were in the past. Talk with your Realtor, they work for you & should be providing answers to your questions. Best of luck. Spirit

Only the builder can answer this question since they are the ones that would give any discounts or incentives. Some builders will offer more incentives if you use their lender as well. Again, another point only the builder can address. 

You may want to use a local buyer's agent that has worked with the builder before not the agents at the builder's office because they work FOR the builder, not you. They don't give you discounts for not bringing your own realtor.
