Invest in annuities or buy a resort property?

My Friend's husband and She owe $300,000 on their house (valued at $900,000), but that is their only debt. They have about $40,000 in mutual funds, so they have some emergency money, but their retirement account is only fair. Their annual income is about $325,000, and her husband will receive a $30,000 bonus at the end of the year. Should they pay their mortgage with it, invest in annuities or buy a resort property?
