Investment in Fremont or Irvington?

I am searching for a investment either in Fremont or Pleasanton.  Budget <500k (SFH).  Horzion 10+ years. The key consideration is good school neighborhood.   I currently live in Fremont so I am pretty familar with the area.  But the school varies in Fremont (Mission of course is the best, then Irvington etc).   For Pleasanton, I noticed all school rating are really good.  Plus the neighborhood /environment layout is pretty nice also.  But of course the drawback is the locaiton in inland (far from work in SJ, SF).   Any good advice is appreciated.  Thx

Noted it is for your "Investment Property" not primary use.  Both
Fremont and Pleasanton areas are all have their good points such as
great schools of top API score, quiet and developed neighborhood
plus convenient location for transportation.  

For your investment, you need to concern is it a short term or long term
investment?  What is the cash flaw?  What is other debt you need to pay if it is short sale or REO house? What is the rental price to be
for that area? The percentage of appreciation? Job oriented for that
area? Daily Commute timing? Quiet & safety level? Handle your rental
house by yourself or hiring a property management to take care of it?
What is extra remodel cost you plan to spend? ....etc.  Put all of them 
under a list and you will easy to get a rough picture for decision making.

Highest API scores in Alameda county.  Fremont has 9 schools in the top 25.  Pleasanton's Henry Mohr elementry is number 20.  I myself like Pleasanton for its great little downtown, restaurants, shops and events.  Low crime and good schools is what makes Pleasanton a great place to raise your children.  Bart and the ACE train both run through the city and   2 major highways, 580 & 680 make nice for commuting anywhere in the bay area.  Spend some time in Pleasanton before you buy anywhere else.
