Thank god you guys came along to help! poor ras has been waiting breathlessly since may 2008!!! don't worry about the fact the darn property dropped $100k in price in simi valley since then!

Depends on your experience as a landlord.  How tough will you be screening applicants?  There is a fine balance to screening tenants to get optimal rents.  Location condition, size, parking condition of the surrounding home will play on the rentability and the amount of rent you may charge.
