you'll note that investors who front the whole purchase price generally want to retain the property in their names... good luck

The reason why the hard money is too expensive is because your risk is too great.  How about 25% interest paid monthly, and the first time you default the loan balance is due in full plus 50% penalty for not keeping the contract?

Even then, it is not worth it as you will likely be underwater and filing bankruptsy, thus there would be no way to collect, and the court costs would be too high, thus you would have walked away with my money, and I would have ended up with nothing.

But perhaps some of those Realtors that keep saying it is the best time to buy ever would go in with you for a share?  They seem to think you can't lose on a Real Estate investment.

Besides, why didn't you post it in the "investing" section instead of the "buying" section?

Yes. I have been desperately looking for somewhere to park my excess capital.

Unfortunately, my money (in gold dust, diamonds and Swiss CDOs) is locked in a Nigerian bank vault awaiting shipment to my Reno account.

The Nigerian Finance Minister has declared that foreigners seeking to repatriot capital must appear physically to be be vetted for the appropriate permissions to do so.

This, as you can well imagine, is an expensive proposition. I currently need financing of roughly $14,800 to finance my trip to Nigeria and pay the appropriate fees for release of this capital.

If you would care to forward to me 50% of the out-of-pocket expenses for this endeavor, ($7,400.00), I would be happy to meet you at New York's Kennedy International Airport and release the fee advance and the repatriated capital so you can meet your investment goals.

Yours in confidence,
Rudy Valoppocino
