Is $170,000 for property on Eastern Ave facing Patterson park a good deal?

We are looking at a property on Eastern Ave, facing patterson park. Potential short sale. Thinking about offering $170,000, needs some updating, has parking potential, taxes are around $4089. One big negative is it has oil gas, but we could possibly replace it with natural and try to knock more off the price.  Is $170,000 a good deal?

So let's answer your question, Do I think $170,000 is a good deal? In the past 180 days there have been 17 homes in that area around the park and south with 3 beds 1 full and 1 half bath, that have been on the market. 7 of them sold within a range of 170-265. Your best option is to have a buyers agent represent you. You don't pay them the seller or the bank pays them and you will not get a better deal by not having an agent. With a short sale or bank owned property an experienced agent will be your best advocate. Short sales tend to be a good way to buy into an area for slightly less but you are not going to steal it from the bank. My office specializes in distressed sales and I have seen many people lose a house they love over a few thousand dollars more that another buyer offered.

Call a few buyer agents and ask the m for a CMA they should be able to tell you whether or not your offer is a good one.

 I would recommend that you talk with an local professional "Realtor" in the area and enlist their services to help you get the best price.  You do not get a discount when you go thru the listing agent and they represent the Seller not you.  A good professional "Realtor" can answer your questions and help you with the bidding process and most of the time their fee is paid by the Seller.
