Is $1700 for title insur on a refi (Davidson Co, TN) extremely high?

Do $895 application fee + $385 appraisal plus about $1700 for title insur on a refinance (loan amount is in the 100K-125K range) seem high?  No points, no origination fee, but maybe the lender has shifted those into higher-than-usual application & appraisal fees? (& the title insur - is that variable by company?)  Or maybe I'm just used to unusually low fees.

Thanks to all who replied.  I bet you're right that the GFE will show the $1700 broken out as various title fees vs. just insurance.  This total closing cost is higher than another lender gave me, but I think they may close it faster...Just wanted to compare apples to apples.

I agree with Clay.  If that is a total on your title fees then it seems about right, however, if that is insurance policy alone it is high.

$1700 for lenders Title insurance would be very high, you should see aprx $850-$900 and lower if you get a reissue rate. $1700 on a $125K loan   would be inline for all Title Fees including Title Insurance, Closing / Settlement Fee, CPL, Recording, and State Mortgage Tax. You may be seeing the fees lumped together on a GFE in section 4.

I'm not a loan officer, but from my experience on the purchase & sale side the title insurance seems about double what it should be.  Title insurance costs are regulated by the state and you may want to check with another title company to see if their rates line up.  The other costs seem to be in-line.  If your existing title policy was issued in the last 5 years and you can provide a copy of it to the mortgage company, you should receive a discount on the title insurance.

The Application sounds more like the Underwriting Fee.  Title Insurance is from a third party company and is usually pretty close to the same.  Sometimes you can save a couple of hundred dollars calling around to different title companies.  But all in all those fees are not out of line and seem fair.
