Although $280 is within a normal range, it probably feels high to you. If you are buying a one bedroom condo, that $280 is going to be a significant percentage of your monthly payments. I would suggest to shop and compare and make an educated decision on the value of that association.

How high is too high depends upon what the HOA fees cover in any particular condo development. HOA fees vary quite a bit depending upon the amenities that are in the development. Have your agent find out exactly what is covered in your HOA.
Many HOA fees cover basic utilities, insurance, exterior maintainence etc. things you would have to pay for regardless.

All depends on the complex, what the ammenities are how well the project is managed, guard gated or not... I've seen HOA in the 800's.. all projects are individual...good luck

It seems reasonable...esp for CA...it all depends on what is provide in return for the monthly dollars spent. Some will include lawn maintenance, roof, community pool, club house, common areas, structure, lawn sprinklers, water, trash, building insurance, snow removal (in Kansas), I sold one condo that I felt was high for the area, but it also included the gas which was for the furnace and hot water.
Also, make sure it is a well run HOA that accounts for where the money goes and special assessment like roof, sewer, complex updates could be costly too.

No. Find out if that includes earthquake insurance and if any special assessments are planned for the future.

THAT IS AVERAGE FOR AN HOA, YOU SHOULD FIND OUT IF IT INCLUDES WATER AND TRASH AND HOW OFTEN THEY RAIS THE HOA.

That's actually quite low for Orange County. That particular area has a pretty inflated market, even in the current market. Having said that, the appropriate HOA fee really depends on the amenities offered, as everyone else has said.

It depends on what kind of amenities are offered, are the condos detached or attached? Is the association taking care of the community such as roofs, plants etc.. is the association in trouble does it have enough reserve, how many delinquencies are there in the community? all these would tell you if it is reasonable or not. If the association has any litigations or delinquencies or if the owner occupancies are low then you many be hit by an increase in the dues.

Actually $280 is a steal, being that most are $300 plus.

I would say it depends on what ammenities are included in the complex. If there are lots being offered, it is reasonable. If not, $280 may be slightly too high.
