After the MLS...Realtor.com seems to have more reliable information. But Zillow seems to be more user friendly with the everyday consumer. I get more questions and conversations from clients and potential clients with regard to Zillow...Zillow seems to come up first in conversation. Rarely does a consumer mention Trulia in conversation...but theres not a day that goes by when someone doesn't mention Zillow in some form of housing conversation.

I get daily updates from realtor.com as they have the most complete database of MLS listed houses available to a nonprofessional.
Except to look at an individual listing I never go on the site. Their heavy flash based interface and moving picture show just makes my computer unusable.
I wish other sites like this one had as good a database so I could never use that site again.
Of course www.forsalebyowner.com is also visited with a few others like realtybid.com.

Different people use the major real estate sites for many different reasons. Realtor.com seems to be more accurate overall, but it seems to be less known amongst the younger generation.
When my clients find homes they love, they tend to check them out on every real estate website available since the major sites display somewhat different information.
Trulia seems to be growing quickly and the site is technically reliable compared to Zillow. Trulia is testing "home estimates" in major cities and once that expands to all of the US (if it does), I think it might take over!

my personal experience for my listings has been that the view ratio on Realtor.com is well over 10 times the view ratio of listings on zillow.
however...the leads I get from Realtor.com have NEVER in 7 years turned out to be a real customer, where most of them from zillow are. something to be said for quality over quantity
Realtor.com is a bit deceitful in how the capture a consumer's information and make it a lead. If they ever learn NOT to do that I think they will be more effective. If a consumer wants a CMA on their house and they ask for it on realtor.com they are presented with it as if it's going to just happen online right then but they have to go through a contact information gathering process and then get an automated email back. If same customer wants to do that on here, they click an agent's face and request a CMA and only had to divulge their email address. So if they do provide their name and phone number, it's more likely a legitimate request and they aren't irritated with how they got to you. Realtor.com doesn't see it as deceitful I am sure, Realtor.com is working from an agent's perspective to capture info. Zillow is operating from consumer's perspective more than from agents - or there seems to be more balance. Realtor.com might dominate but there is "danger in the comfort zone" and they need to look around and figure that out.

I'm going to guess based on Tug's analysis, that agents aren't pushing for their customers to use of Zillow (or Trulia for that matter), but are following potential customers there to get their attention.
Sounds to me like Zillow may be more than just an advertising outlet and may actually be a media company with content supported by advertising.

As you know, today there are many marketing sites for residential real estate. You really need to do your own research re the source of your leads and clients to determine which sites are bringing business to you.



Is Realtor.com the marketing giant today, or has it been replaced by other on line real estate sites
