Zillow is a great way to explore the entire countries home values. However, the most up to date information is through ARMLS, which your local Realtor pays to have access to. Each state has different licensing requirements along with state rules and regulations. This is why this is important to contact a Realtor that specializes in the area your looking to purchase in.

But to technically answer your question, there are always places sold via word of mouth which no website has access to. Only those that know. And there are properties being sold by owner that only use local papers or small sites that don't link with Zillow.
Otherwise, Zillow is one of several sites basically providing the same information in a different format.

If I were home shopping again, I'd drive by a lot more because there are a lot of for sale by owner homes available right now which will not show on most websites. A lot of people can't afford realtors right now and you might get a cheaper deal on the price since they don't have to pay the realtor. Doesn't mean you can't still have your own buyers realtor.

The outstanding realtor that you select is the be all end all. He either has the aswers, will research the answers, and has the contacts for a smooth landing. He will anticipate your questions before you even get a chance to ask them. Good luck!

Great question, but the answer is NO. None of these real estate sites are 100% accurate. The ONLY way to see every listing is to have a REALTOR working for you as a Buyer's Agent! And depending on where you're looking, you want an agent that has access to all of the MLSs in your area. Did you know we have THREE MLS systems along Colorado's front range? Not every agent belongs to all three.

Homes.com, Realtor.com and Trulia.com are worth checking as well.

sometimes even local websites have better search criteria than a national presence like Zillow, Trulia, or Realtor.com. Check the local brokerages or boards of Realtors for more search info.

Trulia has a great place in the house research area. Consider the web site trulia.com and realtor.com as other spots to review.

How Zillow estimates on home value is a formula that works better in states where the price a home sells for is publically disclosed. In Texas, for one, sale price is not public, so the information they have to work with is not based on real prices.

No, don't use any one source or website at the exclusion of others. As to listings Zillow is not as up to date as some others for MLS listed properties (both out of date listings and listed but not listed on Zillow), and while Zillow has many FSBO, there is really not a site that is close to a full consolidation.
I agree with you that it is a great resource for consumers, but certainly not the only one. Take all the information you can and throw out what does not make sense.

Unfortunately, Zillow doesn't have every listing that is on the market. It tries, but as with everything there are some gaps. The best way to find properties is through a Realtor. They have access to greater resources, which can help you tremendously.

If you do a search on for sale by owner or FSBO properties you will find a few choices including www.forsalebyowner.com which is the big site for property not for sale by a realtor.

For my area Zillow.com, Realtor.com and Redfin.com includes almost all non-FSBO listings. . . .

Zillow does a good job in providing a rough estimate of the value of a home. The true value is determined by how much a buyer is willing to spend and what the seller is willing to accept.

No, Zillow doesn't have every home on the market. There is no site that does. If I were searching at the moment, I'd also look at realtor.com and several other sites. (Realtor.com has MLS listings, and of course not all homes are listed on the MLS).



Is Zillow the end all be all?
So I love this site. It's just pretty awesome. However; does this site have every home on the market? Are there other sites that may have a home for sale that Zillow does not list?
