Is a double-size lot worth more than 2 standard-size lots?

In Brooklyn, are 2 neigboring lots combined worth more than the same 2 lots sold separately? Or are there any zoning regiulations that would prevent demolishing 2 old houses (attached) and building one new house in their place?

Generally, two lots sold separately would be worth more than one large lot with the same square feet.

Before demolishing to put up one new house, it is a must to check with building and zoning departments to see what is allowed when you rebuild.

The worth is really up to the buyer.  Example - if the buyer wants to put 2 1 family homes on the 2 lots - the price would be equal.  BUT, if the buyer wanted to but up one huge home or a building that needed the space of the 2 lots, then yes that buyer would pay more.
