Sold one in Frankfort this year in a 55 and older community. It was real estate not personal property. No wheels or undercarriage for moving so it was considered manufactured housing.

Everything that is not attached to the ground is personal property. Real property is whatever is attached to the grown togheter with thre ground itself. So is personal property like a car, cloth etc

It is personal property if it can be moved. If it is permanently affixed to the ground, it becomes part of the real estate. A real estate lawyer would be a good expert to consult with any questions about particulars......
