Enclosing the garage, if done correctly, can give you the space you require but most people want a garage. You also don't want to over improve your property compared to other properties in your complex. It may make it difficult to sell down the road when you are ready to move.

You will need a new CO. And please do it with permits, otherwise when you go to sell it, you can run into a number of obstacles and headaches. Don't be penny-wise and pound foolish. As mentioned below, speak to your condo association, and get everything in writing.

Garage conversions are often done without permits. That, in addition to the lost garage space, is normally the issue in regards to value. If you are planning to get permits for the addition, there could be added value to your property. Available non-garage parking, norms for the neighborhood, etc will also play into that.

Zillonaire-
Good Morning.
That's the a GREAT question. Prior to converting garage space (not sure if by converting, you will still have garage space. Meaning is there a 1 or 2 car currently). Perhaps get a couple free estimates on creating more space the way your condo is currently. There are a "Zillon" great and less expensive way to go. From there, you can decide if any of them will work or if moving forward with a mini construction project would be better.
I hope that helps.

Converting a 2 car garage to a one car garage and utilizing the extra space might not be as bad as taking away the entire garage. I would not suggest losing the garage entirely as it does help the value of your condo. Good luck, Lorrie Feld Keller Williams [phone number deleted by Zillow moderator. Hi Zillonaire,
Depending on the comparable properties in your complex it may or not bring value. Are most units in your complex two bedrooms with garage? If that is the case I would say it would not bring value to turn the garage into a bedroom. I would also check with your HOA to see if it is even allowed.

Is adding a additional bedroom within an existing floorplan advisable?
