It is easier to do an 80/10/10. Look for other sources to complete the 10% down, such as gift from relative, or borrrow from your 401K. My bank is a portfolio lender for both the 1st and 2nd. Jumbo 1st, HELOC or fixed rate 2nd. An 80/15/5 may be done as an exception with very good credit, high income (low debt to income ratio), low other debt.
