No, that sale doesn't seem to be having a huge impact on this Zestimate. That said, we will contact the County to confirm that this wasn't a market transaction and then remove it. To set realistic expectations, these changes take a while - it maqy be a month or more from now before the transaction is removed.

Is estimate so low due to bad last sale data?

Looking at 3853 n desert oasis, 85207. This house is well below others on same street although it has comparable sq ft and ammenities. Looks like it's being driven by a home equity loan of 147k that it is calling a last sale. Can this be fixed by zillow?
