You can, but an appraisal may not necessarily give you the value that might be one you may need to put your house on the market for.

Remember: agents are in the business of sales transactions. While they benefit from an increased sale price, their marginal increase in compensation is not worth more "time on the job" needed to sell at a higher price.  Use whatever gauges you need to set a price you're comfortable with. Do not take the price of the agent at fist blush and be prepared to argue your position for a higher price if that's what you decide.

Some buyers will make lowball offers and there is no changing that.  By having solid value and condition information you are in a strong position to negotiate with them.

Some buyers are looking for a fair deal and want to know they are not going to end up with a money pit - this is your ideal buyer. By providing value and condition information they are more comfortable that the home is a good home and you are being straight with them.

For my clients that do choose to get a prelisting appraisal and home inspection, I have a standing offer that I will list the home for a discounted commission.

If you are interviewing agents make sure they have a solid marketing plan that will expose your home the most possible buyers.

a dozen is 12, half dozen is 6...

once you find out how much CMAs vary from person to person, you tend to take all appraisals with a grain of salt, and besides, if you dont have a standing realtor, interviewing a couple extra serves a dual role of educating yourself and allowing you an extra interview... be selective when it comes to picking an agent, and take every possible opportunity to learn.

Here in Cobb County, the final selling prices are averaging about 3% less than the final list  price. Therefore I agree with Mathew, do not list at 10% over what your target price is.

In your case I do think an appraisal might be a good idea. I could see from the photo in your link that your home sits next to high power lines. A Realtor CMA will give you an average price of comparable homes but won't usually factor in the effect of the power lines.  Also, if you have any upgrades to your home that others in the neighborhood don't have an appraiser can make a better determination of the value.

I do also agree that a prelisting home inspection is a good idea. Almost all buyers will get a home inspection done.  It's better to address any surprises before they even happen.

There are only 3 factors that you can control that will help you sell your home. They are 1.Price, 2.Condition, and 3.Marketing.  You have no control over the location so it is factored in with the price. Buyers are human and emotional.  Buying a home is an emotional experience. By providing value and condition information you are making it easier for the buyers to pick your home.

I tend to agree with NTETS with a few exceptions:

1.  10 CMA's is a bit extensive.  I think if you get about 3, you will have a pretty solid idea - especially if all 3 are pretty close.  If the 3 are way off from each other, then you could consider getting more.

2.  In today's market, I strongly disagree with adding 10% and purposely pricing your home effectively 10% higher than you expect it to sell for.  It is typically better to price it right - perhaps add 2-3% and if you have a good agent representing you, they will be able to justify your price with comps.  If you get a low ball offer (which you probably will), it will be your agents job to try to convince them of the value.  If the value is really there then they will still buy it.  If they don't, then either the price was not right to begin with or the buyer just wasn't serious about buying anything at market value.

All in all, getting an apprasial done before listing your home can be a good idea on some properties; particularly those outside of subdivisions or in rural areas for which there are no real comps.  If it's a subdivision home, real estate agents will have access to the same data and likely come up with valuations that are pretty close.  If your home has speecial attributes about it (i.e. it is a premium lot or has power lines or a main road behind it, etc.) then both a real estate agent and an appraiser will be simply guessing as to what the true value will be.  Just because an appraisal is done by an appraiser, it doesn't mean it removes all of the subjective nature of the process.  They follow a very similar process that a real estate agent would use.  It is a bit more complex because they will do a weighted average on the comps; assigning a higher weight to those that are most similar or closest proximity.

you can get free CMAs that are all fairly accurate, i would get a half dozen of these instead. eliminate the highest and lowest estimate, average the other 4. add 10% and you can choose from there if you want someone to help you with the listing.(you add 10% so that you can take it off again when the buyer submits an offer, you have a counteroffer ready... market price)

The independent appraisal will cost you money, It will not be used by the buyer, as their bank will obtain their own appraisal.  It may even hurt you as you will use this as the actual price of your house and not the price that the market will determine, which may be above or below your independent appraisal. 

It would be a better use of your money to hire an inspector, and have your house inspected.  Each item that the inspector finds fix the item in question.  Buyers now want to know they are buying a quality house, and lenders do not want to loan on something that may have problems.
