Is it a good time to sell in Downtown San Jose 95112?

To avoid capital gains i have to close after September 1, 2014.  Will it still be a good time of year to sell then?  Home is in Downtown San Jose near Spartan Stadium.

You will get a better price now than in September. Having said that post September you are getting too close to the housing correction that is likely to hit the Bay Area in 2015.

The pieces I have read by financial analysts indicate that sales will remain strong as long as interest rates remain fairly level. All indicators that I have read are predicting rates to remain steady for the remainder of this year. If we only had a crystal ball....the best we can do is do our research and buy and sell when it makes sense for us individually based on our circumstances.  Timing the market is always tricky.

That being said, the sales data for 95112 remains strong.  In additional to average days on market being at 23 days thus far in June, the sales price to list price ratio remains over 100%, with June at 100.7 %  to date. In January, it was running around 98%, February: 100%, and March and April: 102%. May saw a jump to 107%. With homes still selling on average for above list, I would say the market is still strong for sellers. With a desired close post 9/1, you could certainly take advantage of the late summer selling season and list in August. Hope this information helps. In 2013, it took an average of 71 days to sell in November (slowest), whereas in April only took 16 days (fastest).  For September, it only took 25 days to sell.  So far for 2014, April took 28 days while June only took 23 days for the fastest sale and Feb. took 50 days and March took 55 days.  Where will we be in September of this year?  It won't be as short as last year.  So to help you sell quicker, the key is to prep and stage your home properly to make it stand out among the rest.

They sell it year around. If it is one of newer condos the demand is strong. If it is an older home you need
to have it fixed and ready. The real fix upper in that area moves rather slowly this year

I think so. I attended the SCCAOR Tour meeting this morning and one of the speakers projected the market will be really good this summer. So, you should look at putting your house on the market mid-July and ask for a 45 day close.
