Is it a legal requirement for an appraiser to report an unpermitted room to the city?

We would like to refinance our home, but are afraid the appraiser would report our unpermitted room in our garage to the city.  Is this a legal requirement?

None of us are attorneys (as far as I know) so we can't really give legal advice for liability reasons however I can tell you that in 15 years in this business I have seen at least 100 appraisals with unpermitted additions and have never once heard of an appraiser reporting it to the city/county.
