No. It could be a FSBO, just listed, or exclusive listing, which are all relatively common.

It is absolutely NOT a violation of law or ethics or ARMLS rules and regs to place a sign on a property without the property being listed in MLS. Have you ever heard of "exclusive" listings? What IS required is the owner/seller's written permission to place a yard sign on the property.

No, it is not. Some agents are not even members of the MLS. To find the MLS number try googling the address of the home.

Probably not--most areas allow signs to be posted that identify the listing brokerage only. A flyer should have the MLS number, but not a sign.
