Jamie,

To a point, yes you can negotiate the fees and rate depending upon what it is you want.  If you and the lender have a meeting of the minds, then you move forward with the refinancing of your loan.  If not, the either your expectations are too high or the lender is not flexible.  At that point both of you are wasting each other's time and should abort any talks.

Don't expect a lender to do a loan for free: not get paid because you are stuck on a rate that doesn't exist today: media hype on their ideas of forecasting rates.

Remember that certain fees are going to be there regardless and the rate can only go so low without it costing you in terms of points.

Thank you for your question. Negotiate no, have everything laid out on the table, yes. Your lender should explain to you, baised on your senario, what finance program they are using and what the corresponding rate category you fall into. Each rate has a different amount of rebate attached to it as a "back end" payment for the broker upon funding of the loan transaction. They should explain exactaly what that is when you ask them and how many "points" (one point of $100,000 = $1,000) they are charging you on the "front end". If a lender is professional and competent at their job they are much like an attorney or doctor in that their fee is upfront and not negotiable, but worth every penny.

In your previous post:

Scare tactics? Unfortunately, not all lenders or brokers utilize or deploy the same policy's or procedures when it comes to the handling, gathering, delivery and storage of personal information and documents. Having a platform which puts "security" as one of the top priorities from start to finish is not as inexpensive as the company who does not. Do you want to use a broker/lender who sends your credit info via regular email to a variety of email addresses through out the process? Due to their inexperience they may need to email their rep's your info! Maybe they have info on a laptop, a desktop at the office and then another hard drive at home. Does the processor have it on her home computer- or does she take a file home from time to time. Are there paper files - what is the procedure for handling them? Are they locked away at night? Fire Proof Filing Cabinet? What is their disaster recovery plan, incase of server compromise or failure?

Sorry - I am starting to rant- you get the picture. There are significant differences in how a consumer is handled and why there is a tangible value with regards to experience and managing your business as an LO, broker or lender.

I bet it is difficult to compete with thousands of other LO's in here, so I dont blame you for trying to find your own little niche that makes you different from the rest. This is why you use Zillow, you will get 10-30 quotes ( unless your loan amount is $50K ) and it is so competative, there is nothing left to negotiate, just pick one.

Nick,I did not say I charge more for this. I said it costs more me to do business than others that don't implement a sound security system.

Surely, the more you have, the more you have too lose. For you this is of little importance. You presume excellent security is provided. End of story.

The afflunant do not have that perspective. In fact, Security has priority over everything. Security is very important to me not only professionaly, also personally.

1. I do not use a credit card when dining out. I pay cash. Why? There's too many people that could snatch my info from the card. Heaven only knows when they walk away with it and return later what may occur at a later date.

2. I never use my debit card as debit, only charge. Why? There have been several times it was found that another line was also transmitting that information elsewhere. I don't want anyone running around with all my card info plus my pin.

3. I never use my debit card at any outside ATM, including banks. Why? because anyone could be a short distance away and electronically capture my info. out of sight and unknown to me.

I live in Orange County CA. This is one of the highest White Collar Crime area in the nation. Identity theft only has to occur once to turn you lifre into hell for maybe several years. ... No thank you! I would rather be safe than sorry. And, I surely would not exposes m clients to a Security Risk. .... Rudi

Yes, you can negotiate fees and interest rates. Just bear in mind the less in fees you want to pay, the higher the rate will be. And the lower the rate you want, the higher the fees.


The fees don’t go away just because you don’t want to pay them. If you don’t want to pay the fees, then the lender will have to pay them. In return, he will exact a higher interest rate to compensate for it.


The ‘general rule’ is if you plan on staying in the house less than 5 years, it’s better to opt for a no-cost or low-cost loan and higher interest rate. If you plan on staying in the house more than 5 years, it’s better to opt for a higher cost loan and lower interest rate.

Yes, the interest rate and closing costs are negotiable to some extent. The loan with the lowest effective interest or Annual Percentage Rate (APR) will reflect the lowest total cost of borrowing. APR includes closing costs and the interest rate. Also, ask the lender about the Yield Spread Premium. YSP is compensation the investor (who funds the loan) pays directly to the loan officer outside of closing. If the lender fails to disclose the YSP, then find another lender.

Yes, all real estate agent commissions are negotiable. A discussion that RE agent commissions are fixed or not negotiable probably violates federal antitrust laws.

Jamie, maybe, if that is your only concern. There are some other important aspects to consider. How do they conduct their business? No two brokers do business 100% the same way.

Some go to extra expense for the privacy&security of/for their clients and to prevent lawsuits due to negligence. Others that operate more cheaply can/may relish the negotiating experience.

Both of these entities must still be priced within acceptable range. It's about what you receive for the money spent.

Please consider this Identity theft can be a hellish experience. No one has access to your documents unless permitted. All entry is password protected. Documents are not left in an open file on a desk of a loan officer or processor, allowing after hours cleaning personell to view or exploit. Nor, can anyone else.

This method of document handling provides & protects  your privacy from non-authorized employees & others from viewing or tampering with your personal matters. You can rest assurred that your privacy is secure & not breached.

In this day & age, the lack of appropriate security can be very costly to you in both your time & money. Possibly higher than the entire cost of your financing, should the wrong person have access to your information.

This service cannot be negotiated unless what youu are comparing also provides this protection.

You get what you pay for. .... Best wishes.

I agree... Walk out on the Bait Shop Lenders.  However, if done correctly and ethically at application ( I personally do not charge any JUNK FEES, but that is just my way of doing business). SO, since I do not charge any "fees", I have nothing to "negotiate" or refund... Again, in the "A" world... it is "market" or MBS bond prices that can allow renegotiation.. But neither are excuses for clowns that over promise and under deliver. keep rockin'.

Its funny how some LO's dont like negotiations done late in the loan process, but some of them actually do it to their benefit, its called the bait and switch.  Alhough I personally with just withdraw my app if I wasnt happy, at this moment in time, everything is negotiable until you sign the deal... even after that you can rescind the deal... in other words, negotiate away buddy and give them hell...lol

UPFRONT it is... Not at the closing table if properly disclosed and agreed upon...  I have had (less than 5) ever try it.  I am and have been very lucky to have clients that 1) walk on water credit wise so fee structure and rate can be obtained without any major changes 2) Shop upfront and make a decision (win-lose-or-draw) at application.  If "McChisel" called me to "renegotiate" and the market had not collapsed.. because there are protocols and procedures for that in the market... my answer to them was: "Do you hear that"ZZZZZZZZZZZZZZZZZZZZZZZZ?  What's that they would ask.. It is this:
