Renting a House: 

PROS 
-More space (including outdoor space); good for pets and kids 
- Parking, (most have place to park your car- can be helpful to not have to park a block away if you're running late for class) 
- Privacy, (no neighbours complaining about you kid's footsteps running around. 

CONS 
- Landlords. (usually rented by indiv. owners- they can sometimes be a hassle) 
-Price. (houses are more expensive) 
-Maintenance. (windows to clean, floors to vaccum, grass to cut etc.) 

Renting an Apartment: 

PROS 
-Low maintenance. (taken care of for you) 
- Professional management. (they understand your right as a tenant whereas if you rent a house you might not get that. 
Location. (its probably easy to get, houses are typically in more isolated areas, plus you said there is a playground & gym access, thats a bonus) 
-Price- generally more affordable then a house. 

CONS 
-Neighbours! (thats a big one, if you have a crying baby or a hyper kid running around, the people above, below, and beside you will not be happy-- apartments are more quiet environments) 
- Space. (not a lot of storage space, not a lot of space for the kid to play) 
- Infestation. (you might clean well, but your neighbours may not, this could lead to infestation of cockroaches, or ants, or bed bugs into your home).
