Is it legal for a broker not pass on an offer to a seller?

We were told that the broker did not pass on our offer and there was another offer. They said that our lender was not reputable because it was out of state even though that have been ranked an A+ through the BBB and been part of it since 2003.

In Illinois, all offers must be presented to clients unless expressly instructed not to by the client. Check with your agent to see what the rules are where you are.  If you can't get the broker to send the seller the offer, talk to your agent about reporting the offense to the agency in charge of enforcement. An agent should deliver your offer and if they think there is a problem with it, then they can tell their client their concerns with it.

I suggest that you get with your buyer agent to see what he/she has to say.  If you are not comfortable with the response then talk to his/her Managing Broker.  Something is not right.

By law the listing broker must present any and all offers to the seller, unless the seller has provided written instructions not to accept certain offers or conditions in advance.
