Is it me? Are Realtors not reading what`s printed on the MLS,anymore?

I don`t know about you,we go through great lengths to make sure, when we have a "new listing" we post it properly on the MLS.

Simply put we don`t place a listing in a section where it shouldn't`t be!

Yesterday, we received an "Offer to Rent" a home that isn`t for Rent! It`s impossible for an agent to make this type of mistake,or so it seemed, yet, the fax clearly read "Contract to enter into a Lease".

The real question:"why would any agent waste their time, presenting a "Lease" when it clearly reads on the MLS "For Sale"? Can you imagine the amount of time spent?

I decide to contact the other agent to find out what`s going on!

Me: Thank You for the offer, but there must be a mistake. The home isn`t for rent, the seller doesn`t wish to lease their home.

Agent: My client and I thought the seller would lease the home to us. They`re not in the market to buy now, maybe down the road.

Me: So you and the client are looking at "Homes For Sale' rather than "Homes For Rent" in hopes of accomplishing what?

Agent: We looked at a few homes "For Rent" and didn`t like what was on the market. My client told me to locate more homes!

Me: What would you like me to tell my seller?

Agent: My client has good credit. They can move in 30 days.

Me: How many homes have you looked at that are "For Sale?".

Agent: Me and my client looked at 7 homes in the area, that they want to rent.

Me: Did any of these homes mention they were "For Rent?".

Agent: No,we just thought someone would rent to us.

With that I wished the agent "Good Luck" and decided not to continue this conversation. I`m positive the agent wasn`t kidding, nor was he able to comprehend what I was asking.

Taking a client out to view "Homes For Sale" and attempt to get someone to Rent their home seems unrealistic at best! Hard to believe, but True!

That's incredible. I'm not certain, but I think in Washington we're required to bring that lease offer to the owner. We are required to bring all offers, I'm just not certain we have to bring different types of offers--I suspect we are.

Well yes we are to bring all offers. clearly the agent (who brought the offer of a lease) dose not know the term (work smart). and for the listing agent.. I am sure you were taken back by this. as I would be. but I would still call my client to say something like this. " the showing we had the other day, was not a buyer who was looking to buy, they were looking to rent. and they did make an offer to lease your home" this way it covers you and then of course the seller would instruct you to let the other agent to go pound salt. .. if that was the case.
Great story.. waste of time for you, but life is always interesting..

I have to adhere to waht`s right.
Our client wasn`t too thrilled about the person making a mistake like this, but was very happy i gave them the option to decide what they`re interested in doing... They`re not going to rent this home, they need to relocate out of the state.

Don't assume the agent made a mistake. The agent was representing his client properly by presenting an offer to lease. Many sellers actually would rather accept an offer to lease than to go on month after month without any income. Keep in mind that it is possible to market and sell a tenant-occupied property. In fact some investors prefer that!

hello dave,
Thank you for your response.
he might not have made a mistake with his client, but he sure as heck wasted our sellers time and the other 6 sellers who were looking to sell.
The mls listing clearly stated "for sale". All this person had to do was make a call.
in our opinion it was a bad call either way. we have several listings that are for rent and for sale. everything we list is mentioned. who knows maybe it`s me...
