If the foreclosure was a FHA loan, then 3 years is minimum waiting period for a new FHA loan.

I currently have of an FHA lender that will still go down to a 600 mid-FICO score in Florida, but obviously you need to get your FICO score up slightly to qualify. This isn't a huge stretch if you take the right steps in the next month or two and clean up your credit report. Current rates for this lender with a FICO of 600-619 would still be about 150 bps over the national 30 year note rate.

Work on repairing your credit scores... ...save some money........ clean up the damage the foreclosure has done.............once that is accomplished - then you can think about buying another home.

Yes of course you can. It will have to be cash though.

Possibly. With 50% down payment, 5-10 points and 12% interest rate....In other words a hard money loan. Someone might do it with only 35% down, but not very likely these days. Owner carry or a lease option are your only opportunities.
