The only way to avoid rental fees is to purchase your own lot. There are other expenses associated with connecting the home to the utilities and creating either a slab or crawl space for the mobile home. Check out the zoning of the lot, there are many lots where the zoning would not allow for mobile homes. Although the rent seems very high at times, it is worth it!

Have you looked at purchasing a lot and mobile combo? The other option is to purchase a mobile and find a seperate lot to purchase and place it on. Just be aware that there can be significant costs related to getting a bare lot ready to place a mobile home on it.
There can be difficulty getting financing for a mobile purchase. It can also be a problem when selling for purchasers to get financing.
